Beaver Brook on the River provides our guests with the most comfortable and convenient condominiums in Estes Park. Please read our policies before booking a reservation at one of our beautifully maintained studio or two- or three-bedroom condos.

• Nightly rate is based on minimum occupancy.  There is a $25.00 charge for each additional person. Rates on holidays and festival weekends may be higher.
• Deposit
  • 50% deposit is due when making your reservation
  • If cancelled 60 days prior to arrival it is fully refundable
  • 50% refundable if cancelled 30 days prior to arrival
  • Non-refundable if cancelled within 30 days of arrival
• Telephone, Cable TV and Wi-Fi available in every unit
• Pack and Plays, high chairs, and roll away beds are available upon request
• No smoking allowed in units. There are outdoor cigarette butt containers provided around the property
• No pets allowed on the property.  There is a $250 pet cleaning charge.
• Check-in time:  3 p.m., Check out time 11 a.m.
• Cash, Checks, VISA and Master Card accepted
• Rules are posted for the hot tubs.  There will be an additional charge for damage either to the units or the hot tubs or non-compliance with the hot tub rules.
